On the location in Duba Stonska, the construction of a high-quality resort in the area of environmental and so-called ethno-tourism is planned. It is a tourism based on the preservation of tradition and the natural qualities of the area. It is estimated that Pelješac, due to its exceptional landscape value, is an ideal place for the development of such a concept of tourism-oriented guests who want to enjoy the peace and well-preserved, beautiful nature. The project does not include operations on the immediate coast.

The intention is to build high-quality tourist facilities that will be distant from the sea and integrated into the nature and the preserved tradition of Pelješac, while preserving the current spirit and atmosphere of the area. The location Duba Stonska is one of the few that allows the development of a modern concept of tourism that is currently missing in the Croatian tourist offer. The development of this concept is ideal for the local community because it is based on the preservation and further development of all the current advantages of the region, while simultaneously opening new, significant opportunities for economic development. Also this tourism project will be an excellent upgrade and complement to the overall current tourist offer in the wider Dubrovnik area, particularly in the area of Ston and southern Pelješac, where tourist facilities are almost nonexistent.

The project will be placed on the market as a unique, superbly designed and environmentally integrated resort destination that is:

  • intimate, romantic, boutique, adjusted to people, and provides personalized service and the widest variety of accommodation capacities appropriate to the market segments of higher and high quality tourism
  • inspired by the cultural and historical heritage of Dubrovnik and Mediterranean, as well as superbly preserved and/or cultivated nature
  • fully integrated with the natural environment with maximum respect for the architectural heritage of the wider area
  • in accordance with strict environmental standards and the principles of sustainable development, which implies a very low density of development and the minimum necessary interventions in the environment, but also the use of renewable energy sources and local, organically grown food.

The project Duba Stonska envisages construction of tourist zones of very low density of construction while preserving the large green areas in order to protect the native landscape permanently. The project as part of the accommodation complex includes:

  • a hotel and tourist resort over the bay Bjejevica with 4 to 5 stars, including a smaller convention centre thematically designed for ecology, marine conservation and the study and breeding of oysters (Rusan and Bjejevica)
  • a smaller apartment hotel with 4 stars (Northern Zjat)
  • two tourist settlements on the plateau of the mount Zjat with a sports and recreational complex ( eastern and western Zjat)
  • 4-star hotel oriented to health and healing tourism (Duba Stonska).

The total expected capacity of the resort is up to 2,000 beds with a maximum use density of five beds per hectare
(the usual is 50 –120) with the efficiency coefficient up to 8% of the total area owned by the investor.
